The Loan Mortgage Process: Four Steps
There's no doubt that getting a mortgage loan is a complex process. You would not be looking up loan information if it were possible to get a loan in one day by filling out a simple application. Step One: Decide how much you can afford
This is a function of a couple things. What kind of monthly payment are you looking for? What is the maximum you can borrow from a lender, given your income and credit history? Use the calculators on our website to determine your monthly payment amount. And we can guide you to the right loan amount and best program for you when you answer a few questions. Based on standard lender guidelines, we'll get you a good idea of what kind of terms and loan program you can expect to benefit most from.
Step Two: Pre-qualify for your loan
This is where the rubber meets the road and you save the most money. You will supply information about your employment, your assets, and your residence history. You'll supply your employment, asset, and residence history information. We pull your credit score and report. We'll go over all this information then will provide a letter of pre-qualification. Your RealtorĀ® should use the pre-qual (as they may call it) to make the best offer on the home you choose. The pre-qual letter gives you buying clout! While you're deciding on your new home, we are researching the loan that best fits your needs.
Step Three: Apply now! We make it easy
Once you have made an offer and the sellers have accepted, you should apply for the loan. Applying for your loan could not be much easier; you can apply any time right here on our site. After the offer has been accepted and you have applied for your loan, we'll order the professional appraisal on the home.
Step Four: Funding
The agents will find an escrow/title company to handle the "funding" and closing. We'll coordinate with this company to make sure the papers your lender will require are available, and you'll likely sign all these papers at their office. We will work with this company to set your closing date. Since you will not have to worry about these details, you get to concentrate on moving, paint colors, carpet, and the fun parts of moving into a new home.
